Rental Screening Criteria

To ensure a smooth rental process, all applicants must meet the following criteria: 

Credit Score Requirements

• Individual applicants must have a minimum credit score of 600.
• For multiple applicants, the average credit score must be at least 600. 

NTN Score Criteria

• A minimum NTN Score of 80 is required.
• If an applicant’s NTN score falls between 70-79, a co-signer will be required. 

Income Verification

• Applicants must demonstrate a gross monthly income of at least three times the monthly rent. Example: If the rent is $2,000 per month, the combined income of all applicants must be at least $6,000 per month (before taxes).

Rental History

• Applicants must have a clean rental history, with no past evictions or landlord-tenant court filings on their record. 

Financial History

• No bankruptcies filed within the past two years.

Criminal Background Check 

• A comprehensive background check will be conducted, and applicants must pass a criminal screening.
